Jodi moved to Western Colorado in the mid 90’s with her family. Her father’s love for hunting and the mountains brought them to Delta and that is where she calls home. She was raised on a farm where her family raised horses and alfalfa. She was taught from a young age the value of hard work and continually learning new things.

Jodi and her husband Mathew chose Delta to raise their children due to their love of the area and community. They continue to share with them the love of the Colorado outdoors by hunting, fishing, camping, and paddle boarding anytime they can. When they are not enjoying the outdoors they are watching their children as they participate in school sports, FFA, and other community activities. The love of the small town feel is something that the whole family truly enjoys.

The Cottens, a Pioneer Ranching and Farming Family of Western Colorado
Since the late 1800s, the Cotten family has called Western Colorado home. Homesteading in the small towns of Crawford, Gunnison, and Mayer Colorado. Jerad’s early relatives were loggers, cattlemen, farmers, ranchers, and developers with visions of carving a living out of the west. Today, Jerad and his wife Mandy have two children that call Crawford home, making them the 6th generation of Cottens to reside here in small-town western Colorado.
Jerad was born and raised in western Colorado farming and ranching. As a young boy, he and his brother were given a lot of the ranch responsibilities from calving cows, putting up hay, building fences, and being stewards of the land. From the time Jerad could go, his father was taking him on hunting trips and nurtured a love and respect for wildlife and the outdoors that runs deep in the family. Deer and Elk are plentiful in the Crawford area and Jerad quickly became a hunter, outdoorsman, and conservationist. Little did he know that he would one day be able to turn his love for the outdoors into a successful guide and outfitter business.
Jerad graduated from Hotchkiss High School and married his high school sweetheart Mandy, in 2003. In 2004 they had their first child Larissa and in 2007 their son Brylan came along. At the time Jerad owned and operated a property management business that specialized in fuel reduction to reduce fire danger as well as create wildlife habitat. He did large-scale projects for Denver Water on Pikes Peak to selectively thin the forest to increase snowpack, all while removing fire fuels and creating wildlife habitat. He also did several projects for private landowners to reduce woody species encroachment and encourage native grass growth. Living on the road soon became too much and Jerad started West Elk Outfitters in 2007. He ran the outfitting business in the fall and found other jobs to keep him busy during the summer months until he had grown the outfitting business into a sustainable business. Jerad still operates his outfitting business in western Colorado guiding hunters in search of Elk, Mule Deer, Black Bear, and Mountain Lions. In addition to the hunting business, Jerad has expanded into guided fishing trips as well, creating Colorado Fishing Expeditions which is a DBA of West Elk Outfitters. Colorado Fishing Expeditions provides fishing trips on Blue Mesa Reservoir in Gunnison Colorado. Jerad’s success in the outdoor industry came from hard work, learning online marketing strategies that worked, and making sure clients left as friends who would share their stories with their friends and family.
Aside from being a family man, father, and husband. Jerad is an adventurer and an entrepreneur with a dedication to conservation, the hunting industry, cattle and ranching industry, and becoming more responsible with all of these duties and blessings.

Chris Darling—a Real Estate Broker With Western Colorado Roots
Chris is a 5th generation Colorado native and grew up on the Western Slope, spending time in both Delta and Montrose counties. Chris went to elementary school in Cedaredge and graduated from Montrose High School. Having spent much of his youth working on farms and ranches in the surrounding area, Chris has firsthand knowledge relating to agricultural properties and developed his love of hunting, fishing, off-roading and riding horses.

After high school, Chris attended Penn Valley College and University of Missouri KC in Kansas City where he studied business marketing and advertising. Afterwards, he moved to Washington D.C. and worked as a management consultant before becoming invoked in legislative affairs and then ultimately building a 5-store ski specialty retail chain in Washington D.C. and the surrounding areas.

In 2007, driven by a desire to reconnect with his ranching roots, Robert and his wife Jen settled in Cedaredge, CO. They own and operate Mountain G Ranch LLC, a grass-fed cattle operation on the southern slope of the Grand Mesa. The ranch has allowed Robert to acquire comprehensive knowledge of Colorado water rights and various aspects of farming and ranching.
Since obtaining his real estate broker's license in 2011, Robert has built a thriving business by prioritizing his clients' needs. Kayla Klein is the marketing director at United Country Real Estate Western Land & Lifestyle Properties and the CEO of Kreativ Alchemy, a brand development agency. Since founding Kreativ Alchemy in 2019, Kayla has played a pivotal role in designing and launching numerous brands across several sectors.
After working with a handful of real estate agents to establish their personal brands, Kayla acquired her Colorado real estate license in 2021 to better understand the complexities of the industry. At Western Land & Lifestyle Properties, Kayla oversees the design and direction of the brand and content.
Prior to Kreativ Alchemy, Kayla worked professionally as a reporter, public relations professional, and social media specialist. She earned her Bachelor’s degree in journalism from the Metropolitan State University of Denver in 2017.
